Super built-up area is useful for comparing a project’s marketed sizes, but carpet area gives a clearer indication of the enclosed usable home. Read the area statement carefully and compare like-for-like configurations.

Study room proportions, not just room counts

Two apartments with the same bedroom count can feel very different. Check living-room depth, bedroom furniture placement, kitchen work triangle, storage, utility space and circulation. A plan that looks large on paper may still have awkward proportions.

Check balconies, orientation and ventilation

Review balcony and utility areas separately and understand the orientation of the apartment. Look for openings and cross-ventilation opportunities, and consider how neighbouring towers may affect light and views.

Compare plans using one checklist

For each option, record carpet area, balcony and utility areas, orientation, number of bathrooms, storage, entry circulation and any study space. This makes the comparison more objective and easier to discuss with your family.
